Synergy Capital Markets provides Commercial Development and Construction Loans. In a time when construction lending from traditional banks has virtually dried up, we recognize that there are still viable and good projects that need financing in today’s market. We don’t make decisions solely based on the credit score on our applicants for this program. Our team makes all the decisions in house and we employ a multi angle underwriting approach to each transaction that allows our team to make a decision quickly without going to committees. There are no upfront fees or countless delays in obtaining financing. Our process is straight forward and simple. Below are the details and parameters to our innovative program.

  • National Lending Capacity. We can look at International projects on a case by case basis.

  • Loan Amount: $500,000 to $50,000,000

  • Interest Rate: 5% to 9% Fixed

  • Amortization: up to 25 years

  • Term: Up to 5 years 

  • Points: Up to 3% to be paid at closing

  • Fees: None

  • Debt Loan LTV: 75% of Cost

  • CLTV: Up to 100% is possible with Joint Venture

  • Third Party Reports:

    • Appraisal, Market Study, Complete Project Construction Cost Breakdown, and Plans and Specs Review are required.
